Employment contracts: physician product or standard option?

A new attending or relocating physician should not assume that a special physician loan is the only way to close before the first paystub. Fannie Mae's current guide permits specific purchase loans on a one-unit principal residence to use an eligible executed employment offer or contract, subject to detailed start-date, fixed-base-income, documentation, reserve, and delivery requirements.

That standard path will not fit every compensation package. Guaranteed base salary, production bonuses, call pay, partnership income, signing bonuses, and future practice ownership are not interchangeable. The portion used to qualify must satisfy the rule for that income type. A contract with strong headline compensation can still require careful separation of fixed and variable components.

The practical move is to review the contract before shopping properties at the top of a range. That creates time to identify which income is usable, whether reserves cover the gap to the start date, and whether a physician, conforming, or jumbo structure gives the cleanest approval.

Student debt: use the written calculation

Physician-loan advertising often promises favorable student-debt treatment, but the phrase is incomplete without the actual formula. A lender may use a documented payment in one situation and a percentage or amortizing payment in another. Deferment does not universally mean the debt disappears from qualification.

For comparison, current Fannie Mae guidance describes when a payment on the credit report or student-loan statement can be used and how an income-driven payment documented at zero may be treated. When no qualifying monthly payment is reported, deferred or forborne debt requires another calculation. Compare cost over the time you expect to keep the loan
