Mortgage in plain English.
Talking-head videos for buyers, refinancers, and the real estate agents who send me the hard files. Short explainers on loan programs, real-borrower scenarios, what the Austin market is actually doing, and how I work with partner agents. I am the broker. I record these myself. No voiceover narrator, no actor in a suit.

I am the broker. I do not hand the file to a processor and I do not hand the camera to a marketing agency. Every video on this page is me, at my desk, explaining one thing I do for borrowers and partner agents in plain English.
The four categories on the filter bar map to the four kinds of questions I get every week. Educational is the program-level explainer (what FHA is, what a DSCR loan is, how a bank statement file qualifies). Scenario walkthroughs are real-borrower problems (self-employed with depreciation, gift funds from family, divorce buyout). Market commentary is the chart-driven side of Rate Watch (DXY, 10-year Treasury futures, what the move actually means for a 30-year mortgage). Realtor-facing is the partner-agent view of how I read a file and where I stop before any RESPA Section 8 line.
Nothing on a video on this site is a rate quote, an offer of credit, or a commitment to lend. Captions on every YouTube post carry the Texas SML and NMLS identifiers and the Equal Housing Opportunity statement. The page-level Texas Consumer Complaint Notice and Recovery Fund notice live in the footer below.
Got a scenario the videos do not cover yet?
Send me your file. I will read it before I price it. If a video on this page covers your scenario, I will point you at it. If not, you get the answer over the phone.
