Information this website collects

• Contact requests: name, email address, optional phone number, message, property type, and how you found the site.
• Pre-qualification requests: contact details and the mortgage-purpose, property, occupancy, credit, employment, existing-debt, down-payment, timeline, and readiness ranges you select. This website form does not request a Social Security number or upload financial documents.
• Rate Watch and newsletter: name, email address, optional phone number and current rate, subscription choices, and the disclosure text and version associated with each choice.
• Real-estate-professional inquiries: contact details, brokerage, optional TREC license number, service area, referral source, and notes you submit.
• Technical and analytics data: source page, date and time, IP address, browser or device details, and website interaction events used to operate, secure, measure, and improve the site.

How information is used and shared

I use this information to answer requests, provide the subscription choices you select, maintain consent and suppression records, secure and troubleshoot the site, measure website use, and comply with applicable law. Service providers listed below process information on Kellibrooke's behalf. If you choose to pursue a mortgage, information may also be shared with lenders, settlement-service providers, or other parties needed to evaluate or process the transaction, as described in the formal privacy notice and as permitted by law. I do not sell personal data or share it with nonaffiliated parties so they can market their own products to you.

Rate Watch data handling

Rate Watch uses separate choices for email updates and personal phone calls. No SMS marketing is used. A phone choice authorizes manual calls from Case Laviolette (NMLS #2025459) only after a market move prompts a review and Case checks current mortgage pricing for the subscriber's scenario; a chart move is not proof or a guarantee that pricing improved. The consent ledger records the exact disclosure text and version, selections, timestamp, IP address, source URL, and user agent associated with each request. Subscribers can change preferences or unsubscribe at any time through the Rate Watch manage page or by emailing case@kellibrooke.com.

Texas residents

Texas residents may email case@kellibrooke.com to request access to, correction of, deletion of, or a portable copy of personal data associated with them. I will respond to authenticated requests without undue delay and generally within 45 days, subject to applicable exemptions and records that must be retained for legal, security, fraud-prevention, transaction, or consent purposes. If a request is denied, reply to the decision to appeal. You may also contact the Texas Attorney General through its consumer privacy page.

Residents outside Texas

Email case@kellibrooke.com with a privacy question or request. Privacy rights vary by location, the nature of the relationship, and applicable legal exemptions.

Children

This site is intended for adults seeking mortgage information and is not directed to children under 13. I do not knowingly collect personal data from children under 13 through this site.

• Resend: transactional and subscription email delivery
• GitHub Pages: web hosting
• Google Analytics (GA4): website usage analytics
• Microsoft Clarity: website interaction analytics and session replay used to improve the site

These providers may receive technical data such as an IP address, browser or device details, page URL, cookie or similar identifier, and interaction events according to their role and settings. You can limit analytics collection through browser settings or device controls.

Data retention

Information is retained only as long as reasonably necessary for the purpose described above and for security, fraud prevention, transaction support, dispute resolution, and legal or regulatory obligations. Consent evidence and suppression history may be retained after an unsubscribe so Kellibrooke can document the request and continue honoring it. Deletion requests remain subject to records that must or reasonably should be retained for those purposes.
