June closed sales and the first-half sales count increased year over year, while the first-half median price declined 2.4 percent. Both facts can be true at the same time.

The mid-year figures answer a useful question: can transaction volume improve while the median price moderates? Yes. Sales count and median price measure different things, and neither should be used alone to describe every Austin home.
June 2026 Austin-area housing snapshot
- Residential homes sold: 2,961, up 0.6 percent from June 2025
- Median sales price: $450,000, up 1.1 percent
- New listings: 4,712, up 1.8 percent
- Active listings: 13,245, down 14.8 percent
- Pending sales: 2,994, up 13.2 percent
- Months of inventory: 4.4, down 1.0 month
For the first half of 2026, Unlock MLS reported 15,698 sales, up 4.8 percent, and a $425,000 median price, which was 2.4 percent lower than the first half of 2025.
More sales did not require a higher year-to-date median
The median is the midpoint of the homes that sold during the measured period. It can move when the mix of locations, property types, sizes, and price tiers changes. A lower first-half median therefore did not prove that every home lost 2.4 percent of its value.
At the same time, a higher sales count did not prove broad bidding pressure. June's 4.4 months of inventory and the property-level details still mattered when a buyer evaluated one listing.
Pending activity was the forward-looking signal to watch
June pending sales increased 13.2 percent year over year. That showed more contracts entering the pipeline, but it did not convert those contracts into guaranteed closings. Financing, appraisal, inspection, title, and contract performance could still change the final count.

What the mid-year report meant for a financing decision
The report did not choose a loan program or determine affordability. A buyer still needed to compare current pricing, cash to close, taxes, insurance, mortgage insurance when applicable, and reserves after closing.
