Austin housing in July 2026: sales rose while the city median edged lower

The metro and the City of Austin told related but different stories in July. Sales increased in both geographies, while their median-price directions diverged.

July is a useful example of why a market headline needs a named geography. The Austin-area MSA and the City of Austin both recorded more sales, but their median prices moved in opposite directions.

City of Austin sales rose while its median declined

Within the City of Austin, Unlock MLS reported 1,005 sales, up 11.0 percent from July 2025, and a $577,000 median price, which was 1.4 percent lower. Active listings declined 18.2 percent, pending sales increased 4.2 percent, and inventory measured 4.5 months.

This did not mean the same Austin home simultaneously gained and lost value. The MSA covers a much larger geography than the city, and each median reflects the mix of homes sold inside that boundary.

Why more sales did not automatically mean less buyer leverage

The MSA's 93.7 percent average close-to-list ratio left meaningful aggregate separation between asking and closing prices. That ratio did not establish a standard discount, and it could not replace recent comparable sales or the listing's own history.

Lower active-listing counts also did not make every segment equally competitive. Entry-level homes, luxury properties, condominiums, and suburban inventory could behave differently inside the same monthly report.

Unlock MLS reported 2,739 residential sales in the Austin-Round Rock-San Marcos MSA, 4.4 percent more than in July 2025.

What was the Austin-area median price in July 2026?

The MSA median was $435,000, up 1.0 percent from July 2025. The City of Austin median was $577,000, which was 1.4 percent lower, because the city and metro are different geographies with different transaction mixes.

Why could sales rise while the City of Austin median price fell?

Sales count measures the number of transactions, while the median measures the midpoint of the homes that sold. A change in the mix of properties can move the median even when transaction volume rises.

Was July 2026 a buyer's market in Austin?

The MSA had 4.7 months of inventory and a 93.7 percent average close-to-list ratio, but those metro figures did not create one market condition for every property or neighborhood.

Did lower active inventory guarantee higher Austin prices?

No. Inventory was one input. Price tier, geography, property condition, financing costs, new construction, and the mix of completed sales also affected the result.
